2026 Q2 Single-Family Home Market Update—San Mateo County

The San Mateo single-family home market remained strong in the second quarter of 2026, with both home prices and buyer activity showing positive momentum.

The median sales price reached $2,167,500, up 4% from $2,087,500 in the previous quarter. This continued price growth reflects the ongoing demand for single-family homes in San Mateo.

Homes also continued to sell at a strong premium. The average sale-to-list price ratio was 107%, meaning well-priced homes continued to attract competitive offers and, in many cases, sold above the asking price.

Buyer activity increased significantly during the quarter, with the number of homes sold rising 77% compared with the previous quarter. At the same time, the average days on market decreased to 20 days, indicating that desirable homes were moving relatively quickly.
