June 2026 Market Update— Santa Clara County
Inventory is climbing across Santa Clara County, but the best homes are still drawing crowds. A San Francisco listing at $ 2.5 M just closed at $3.8M — 52% over asking. The Bay Area isn't one market; it's dozens of micro-markets, each moving on its own logic.
The numbers that matter
In the final week of May, Santa Clara County had 2,795 active listings and 286 closed sales. Supply is rising while demand softens — negotiating leverage is quietly returning to buyers. Across the Bay Area, the median price hit an all-time high of $1.7M, up 14.4% year over year, with homes selling in a median of 21 days.
Rates remain the constraint: 6.53% on the 30-year fixed, with meaningful cuts unlikely in the near term.
Where the opportunity is
New construction. Nationally, builders are sitting on 9.4 months of supply — a multi-year high — and are actively cutting prices and offering incentives. If new build is on your list, this is a good moment to negotiate.
My take
Don't be fooled by headline numbers. County-wide inventory rising doesn't mean your target neighborhood is cooling. And don't wait for the perfect time — no one times the market perfectly, and waiting usually just means paying more later.
